An international Family Office hired Captima to assist in sourcing a fast bridging loan in connection with an office-to-office conversion play. The strategy involved acquiring a vacant 48,000 sq. ft. office asset in need of refurbishment in a prime location, adding 4 floors to provide 79,000 sq. ft. and implementing a capex program to create retail space to capitalise on high retail footfall in the immediate vicinity. Captima structured a customised bridging loan solution to fund acquisition.
